








![Mumbai is growing. But are we making the city better or simply making it bigger?
The numbers are worth thinking about:
• Only 3.7% of Mumbai is accessible open space
• The city has just 1.8 sq m of green cover per person, compared with the 10 to 12 sq m benchmark in urban planning guidelines
• Mumbai’s vegetation cover fell from 46.42% in 1988 to 26.67% in 2018
• Built up areas can experience temperatures 5 to 6°C higher than well shaded areas
More construction means more pressure on roads, drainage, water, open spaces and the city’s natural ability to handle heat and heavy rain. BMC’s own Climate Action Plan recognises the need for more green and permeable spaces to reduce heat and flood risk.
Mumbai absolutely needs development.
But development shouldn’t only be about adding more buildings.
Maybe the real question is not how much more Mumbai can build, but how much better Mumbai can become.
